HIPs
We've prepared a separate "Guide to HIPs", however, it's worth considering briefly how HIPs can be of use to buyers.
The purpose of a HIP is to flag important information to buyers without them having to spend time and money investigating a property themselves. You should request a HIP as soon as you decide you are interested in a property.
When you receive the HIP, look through it straight away to see if there is anything that might stop you buying or affect the price. Some HIPs include a summary of the legal documents; however, this is not compulsory so you may need to consult your solicitor.
If the HIP contains a Home Condition Report (again, not compulsory) check it to see whether there are any works or repairs that need to be carried out.
